Buyer Programs
Conventional
Conventional loans are the most popular loan among buyers in our area for as low as 3% down depending on the lender.
FHA
Originally developed for first time home buyers, the FHA loan can be utilized by anyone that does not already have a current FHA loan to help them buy with minimal money out of pocket.
VA
Standard loan for military families with 0% down. Depending on market conditions I can get a VA buyer into a home with $0 out of pocket. Stricter appraisal regulations require a seasoned agent.
Relocation
With many large companies in the area, I help a large majority of buyers relocate to the area and have a specialized system of home notifications, area guides and video tour utilization to make the process seamless.
Luxury
With many years of luxury buying experience ($700k+) I have a proven system to identify the high standard properties required by the most fastidious buyer as well as a negotiation strategies that has saved my clients $100,000+.

Buying Timeline
Quick overview of the buying process

Select a realtor
The first step in the process is to find and commit to work with a real estate agent. It is important to research the agent and discuss how they work for their clients before deciding if they are a good fit.

Get pre approved
Arguably the most important part of the process is getting pre approved with a lender. This will tell you your purchasing power, cash needed and monthly payment so your agent can make sure the home you are looking at fit your budget.

Browse and touring homes
Your agent should be setting you up on home notifications as well as finding home that fit your needs so you do not have to. Once homes have been selected that you are interested in, its time to schedule tours!

Making an offer
Once a home has been selected to make an offer on and favorable purchase terms have been discussed, it's time to put it all on paper to make a formal offer.

Home Inspection
Once the contract has been accepted, it is time to set up the home inspection where the home inspector will do a detailed analysis of the home to provide a list of any issues, both large and small, that may be present and negotiated so that I may negotiate repairs on your behalf

Appraisal
The lender will be setting up the bank appraisal while the home inspection is going on. This is done so the bank can make sure the home is worth the purchase price and prevent a buyer from overpaying for a home. If the appraisal comes in under value then a renegotiation will occur with the seller.

Loan approval and closing
The last part of the process is when the loan is approved and the closing day is here. As a buyer, you will need to wire any down payment money to the title office and your agent will set up the signing. Once it is completed, the home is yours!
